For real estate agents and brokerages

Real estate websites built around your market.

I build real estate websites with property search, useful local content, and clear ways for buyers and sellers to contact you. Projects start at $1,500 and are quoted individually around your market, budget, and needs. AI-assisted research and site review help me manage the detail as your website grows.

Plan Your Real Estate Website With Tim
Quick Summary
  • Your quote defines the pages, content, search features, and ownership handoff. IDX Broker and any MLS fees are separate costs.
  • Choose à la carte help as needed. An ongoing agreement is optional; I work with one real estate client per city.

Build the site you need, then improve what matters.

A website shaped around your market

Plan the pages around your brokerage, the communities you serve, and the buyers or sellers you want to reach. We agree on the website structure, content, contact paths, and handoff before the build.

IDX Broker property search

Connect listing search through IDX Broker widgets and saved links. Options include searches by community, price range, or map area. We confirm which features fit your IDX account and MLS before including them in the proposal.

Search research and useful content

Use Google Search Console data and competitive research to find gaps worth investigating. Build helpful community guides and buyer answers around supported opportunities, with your local knowledge and human review.

Updates and ongoing site review

Get help reviewing a large page inventory, improving content, or adding a focused search page. AI helps me spot patterns and organize the work. Choose support as needed, or discuss an ongoing agreement for regular work.

My approach to larger real estate sites

The website framework is only the beginning.

In my experience, real estate sites become difficult to manage page by page. Community pages, saved searches, price brackets, and mapped searches can quickly add up. AI helps me review the wider site, spot gaps, and prioritize updates instead of treating each page in isolation.

My view is that too many agencies stop at the framework and listing feed. The useful work is researching what people need to know, then adding answers that reflect the agent's knowledge of the market.

A focused page can give you another way to reach a buyer, but page count alone is not a strategy. Each page needs a distinct purpose and something useful beyond the listings. We use evidence to choose the opportunities, then measure discovery and inquiries without promising rankings or AI citations.

Experience on both sides of the home purchase

Housing experience behind the website work.

I'm a former licensed mortgage loan officer and HUD-certified housing counselor, with more than 10 years of experience in mortgage lending. That background helps me understand the questions buyers bring to agents, from financing a purchase to choosing their next step.

See the South Carolina real estate case study for an example of community content and AI search visibility. It documents a specific project, not a forecast for your website.

Own the website. Choose your support.

I build your system and hand over the website files and hosting accounts. You can hire me for updates when you need them, without a required monthly agency retainer. Regular support may offer better value under an optional agreement.

Your domain, IDX Broker subscription, and any MLS or other paid services remain separate. We'll identify those costs and the integration scope before you approve the project.

Read the Website Owner Guide

Let's match the plan to your market and budget.

Tell me your city, brokerage, current site, and the searches or communities you want to focus on. We'll check city availability and discuss a custom quote starting at $1,500.
